Applications, Qualifications & Fees
What are the requirements to apply for an apartment?
We require anyone 18 or older to apply and pass our background and credit screening.
What are the income requirements?
We require that the household make 2.5 times the rent per month.
Are there application fees or deposits required?
Yes. The application fee is $95 per applicant and the administrative fee is $250. The security deposit ranges from $750 to one months’ rent.
Pets
What is your pet policy?
We are a pet-friendly community. Up to 2 indoor pets are allowed per apartment. No exotic animals. The community has an on-site dog park.
Are there breed restrictions for pets?
Yes. Excluded dog breeds include Akita, Alaskan Malamute, American Bulldog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Bullmastiff, Bull Terrier, Chinese Shar-Pei, Dalmatian, Doberman Pinscher, Presa Canario, Pit Bull, Rottweiler, Siberian Husky, Stafford Terrier, Chow, German Shepherd, and any mix thereof. A letter from a certified veterinarian is required as proof of breed, weight, and required vaccinations.
What pet fees are required?
There is a non-refundable pet fee of $450 per pet and monthly pet rent of $25 per pet.
Parking
What parking options are available?
The community offers parking spaces for each resident relative to occupancy guidelines. Motorcycles may be parked in designated vehicle spaces.
Is guest parking available?
We allow guest parking for up to 14 consecutive days.
Can I reserve a parking space?
We do not provide reserved parking spaces unless it is a reasonable accommodation request.
Lease Terms & Renewals
What lease terms are available?
Lease terms of 7 to 15 months are available.
Do you offer short-term leases?
The shortest lease term we offer is 7 months.
How do lease renewals work?
Please contact the office and we will be more than happy to go through the lease renewal process with you. Renewals are typically sent out 90 days in advance of the lease expiration date and require a minimum of 60 days notice to terminate the lease without penalty.
Utilities, Internet & Packages
What utilities are included with my apartment?
Utilities are not included in rent. The property will set up your water, sewer, and trash that you will pay for monthly to the Leasing Office. Residents set up and pay for electricity (Duke Energy) separately.
Is internet included?
Not at this time.
How are packages delivered?
Packages are delivered to the individual unit’s doorstep.
How do I submit a maintenance request?
Maintenance requests can be submitted online through the resident portal (edgeatlakelotus.activebuilding.com).
Amenities, Location & Community Information
What appliances are available?
Apartments include a dishwasher, refrigerator, and range. Stainless steel appliances and a washer/dryer are available in select units. Other features include a sun room, walk-in closets, pantry, linen closet, built-in shelving, and USB charging outlets.
What amenities are available in the community?
Fitness studio, fitness trails, dog park, lake views, outdoor bocce ball court, clubhouse with coffee bar, business center with computers, package receiving, valet trash, bike racks, monthly resident events, and online payments.
What schools are nearby?
Nearby schools include Bear Lake Elementary, Teague Middle School, and Lake Brantley High School. Please confirm school assignments with the school district, as zones can change.
What commuting options are available nearby?
Edge at Lake Lotus offers convenient access to public transportation, airports, shopping, and dining throughout the Altamonte Springs and Orlando areas. Nearby transportation options include LYNX bus stops along the SR 434 corridor, local bus connections near E. Altamonte Drive and Station Street, and the Altamonte Springs SunRail Station at 2741 S. Ronald Reagan Boulevard, providing commuter rail service to destinations throughout the Orlando area. For bus routes and schedules, visit www.golynx.com, and for train schedules, visit www.sunrail.com. Orlando Sanford International Airport is approximately 18 miles away, or about a 31-minute drive, while Orlando International Airport is approximately 22 miles away, or about a 36-minute drive, depending on traffic.
